IIdyllic timber-framed house with sunny garden close to the edge of Berlin

The timber-framed house, which was completed in 1998, is based on a post frame of 17cm-thick oak beams, which have been put together using wooden mortise and tenon joints in the truest tradition of local carpentry. The spaces between the beams are filled in with antique bricks and the gabled roof is covered with genuine hand-baked clay tiles. The timber frame was erected by the end of 1997, and the interior was completed in 1998, consisting of sandstone masonry which is separated from the timber frame by insulation and an air gap. Solid spruce tree trunks and planks, both attractive and functional, form the structure of the ceiling and provide a wonderful atmosphere.

The total floor area of 173.87 m² extends across the ground floor and the attic floor and includes five rooms, a bathroom with a bath, toilet and underfloor heating, a guest bathroom with a shower, a fitted kitchen, a utility room and a spacious gallery. The perfectly designed floor plan permits a wide range of uses. The heart of the house is the spacious living and dining area with a fireplace and large glass door to the semicircular, secluded sun terrace and idyllic garden. The ground floor has underfloor heating and a fireplace, the bathroom on the top floor also has underfloor heating, and the other rooms have radiators so that, when needed, damp clothes may quickly be dried. The gas heating system was completely renovated in 2018 and is now therefore much more energy-efficient. Life in this half-timbered house, which combines the best of tradition and modernity, is natural and very healthy due to the carefully chosen materials which have been utilised.

In addition to the insulated attic, there are additional usable areas in the form of a summerhouse of approx. 10 m² and a root cellar of around 6 m². In the garden there are fruit trees such as apple and cherry, productive fruit bushes such as elderberry, hazel, blackcurrant and numerous ornamental flowers, deciduous trees and many other plants. A herb spiral provides those who live here with fresh, aromatic, healthy kitchen herbs.

The house is to be found in a tranquil, rural, natural location in the southern suburbs of Berlin. The centre of Berlin is about half an hour away by car. Due to its location in a landscape protection area, the area will continue to be protected from aircraft noise caused by BER airport, which is also very easily reached from here. A school, shops, medical centre, restaurants and leisure facilities are all nearby, as are sporting and cultural activities. The nature reserves and numerous lakes in the surrounding area are of particular value for recreational purposes.
