Wonderfully well-cared-for detached house with garden and garage in Leopoldau, Vienna

This detached house in Vienna’s district of Leopoldau was built in 2005 and provides the whole family with plenty of room, with more than 128 m² of living area on the ground and upper floors. On the street side, having crossed the forecourt with its Mediterranean fig tree, one enters the house through a stately portico.

You first enter a small vestibule with access to the guest toilet and shower. You then find yourself in the spacious hall with a staircase up to the upper floor and down to the basement, which provides an additional area of 76 m², with an excellent ceiling height of 2.40 m. As you stand in the entrance area, the extremely spacious and very tastefully designed, light-filled living area with an integrated kitchen is straight ahead of you. With a total area of more than 40 m², mostly covered with beautiful wooden parquet, it exudes an atmosphere of homeliness. During the cooler months, the fireplace between the dining and the lounge areas provides yet more comfort and warmth. The open kitchen, with its welcoming atmosphere, is fitted with made-to-measure furniture and branded kitchen equipment.

You can access the patio from the living area via a glass door. This opens out onto the westward-facing garden, which is invisible from the street. In addition to well-tended lawns and diverse plantings, the garden also has a charming teahouse. There is also plenty of room for children to play – from the swimming pool to the trampoline to the climbing frame and swing – there’s a place for everything here. The first floor is a variation on the clever layout of the ground floor and thus also has a central anteroom, which provides access to three bedrooms, an additional separate toilet, and a bathroom with a generously-proportioned bath. The rooms on this floor provide for a diverse range of uses, such as bedrooms, children’s rooms, guest rooms and office spaces. The largest room has the added luxury of a balcony looking out over the garden.

Similarly to the generous floor plan, the interior of the house is also more than impressive. A 17 m² garage with direct access to the inside of the house is integrated into the ground floor, whilst there is a parking space for an additional vehicle in the front garden. The ground floor and first floor are provided with underfloor heating. The entire house is secured by means of an alarm system and is also protected by strengthened glass. The electric garden gate is opened by remote control. The computer-controlled groundwater-supplied irrigation system (pump) waters the garden with maximum efficiency. Clever design and high-quality construction keep the costs of heating and maintenance particularly low.

The local area is a well-kept secret. The house is on the outer edge of the suburbs of Vienna, in the subdistrict of Leopoldau, which is part of the district of Floridsdorf. The homes in the immediate neighbourhood enjoy great popularity amongst the young families of Vienna. There are a number of reasons for this, including the extremely good infrastructure, with shops, restaurants, doctors, schools and leisure facilities, as well as bus connections to three S-Bahn lines, regional trains, and the U1 U-Bahn line.
