This detached house in Vienna’s district of Leopoldau was built in 2005 and provides the whole family with plenty of room, with more than 128 m² of living area on the ground and upper floors. On the street side, having crossed the forecourt with its Mediterranean fig tree, one enters the house through a stately portico.
You first enter a small vestibule with access to the guest toilet and shower. You then find yourself in the spacious hall with a staircase up to the upper floor and down to the basement, which provides an additional area of 76 m², with an excellent ceiling height of 2.40 m. As you stand in the entrance area, the extremely spacious and very tastefully designed, light-filled living area with an integrated kitchen is straight ahead of you. With a total area of more than 40 m², mostly covered with beautiful wooden parquet, it exudes an atmosphere of homeliness. During the cooler months, the fireplace between the dining and the lounge areas provides yet more comfort and warmth. You can access the patio from the living area via a glass door. This opens out onto the westward-facing garden, which is invisible from the street. In addition to well-tended lawns and diverse plantings, the garden also has a charming teahouse. There is also plenty of room for children to play – from the swimming pool to the trampoline to the climbing frame and swing – there’s a place for everything here. The first floor is a variation on the clever layout of the ground floor and thus also has a central anteroom, which provides access to three bedrooms, an additional separate toilet, and a bathroom with a generously-proportioned bath.
