Come and live where others spend their holidays! Virtually a new-build, the construction of this detached villa was completed in 2016. This unique architect-designed house nestles on a plot of around 860 m². It has a view of the water and is right in the middle of a recreation and holiday area richly endowed with lakes and tributaries of the River Havel. The house itself has a living area of 217 m² and is quite the eye-catcher, thanks to its striking aesthetics, its generously-sized garden with a swimming pool and various other special features. Fitted out with glass doors and just a few interior walls, this is a building which has been designed to permit a very open-plan lifestyle.

A total of six rooms are distributed across the ground floor and the upper floor, in addition to which there are two bathrooms. The open-plan kitchen measures more than 63 m² and consists of a combination of relaxation areas and food-preparation areas, which are equipped with all the appliances you could need, including an American fridge-freezer. In addition to its kitchen island and bar, and its cosy sitting room area and fireplace with a home cinema, it is also spacious enough to accomodate a generous dining area to seat eight or more. Extensive outdoor areas further augment the usable living area. First of all, there is the 25 m² patio to the north of the property, adjoining the beautiful garden, and the covered entrance area of 13 m² in front of the garage. This latter area is one which could be very easily converted into a conservatory if so desired. But then there is also the generously-proportioned pool landscape of just under 100 m², with an extremely appealing 20 m² swimming pool, complete with a countercurrent unit and a pool bar, and a small building which houses the machinery which makes it all happen. The two balconies on the upper floor, one on the northern and the other on the southern side of the master bedroom, create yet more connections between the indoor and outdoor realms. The bathroom, which directly adjoins the bedroom, has a free-standing bathtub, a dressing table, a wooden washbasin table and a walk-in rain shower. The flooring throughout is high-quality tiling. Electrical underfloor heating in the bathrooms and bedrooms not only provides a very comfortable warmth but is also climate-friendly and cost-efficient.

The house is built of 17.5 cm calcium silicate masonry with external insulation and an outer skin of plaster, and is triple-glazed, with burglar resistant windows and doors on the ground floor. Throughout, the building is heated by infrared ceramic wall radiators, with the warm water being circulated through the pipework by a heat pump. The solar panels on the roof provide an average output of 10 kWh of electricity, which is stored on the property in Lithium batteries and provides the house with a constant supply of electricity. The garage, which is integrated into the building, has a large area in front of it which is protected from the elements by a 16 m² cantilevered section of the first floor. Additional parking spaces for three to five vehicles are present on the driveway.

This beautiful villa is in the Brückenkopf area of Ketzin, and is surrounded by lakes and tributaries of the Havel. Clay pits in this area played an important role in the construction work which took place during Berlin’s “Gründerzeit”, and once these had filled with water, the 20th century saw this area become a much-loved place to live and spend holidays. Today, Ketzin has everything one can expect from a town. This includes a nursery school, primary and secondary schools, doctors, bus connections, a railway station, various places to go shopping and all sorts of recreational possibilities – an ideal environment for water sports enthusiasts and anglers, and a paradise for children. The A10 motorway is just a ten-minute drive away and the centre of Potsdam can be reached in about half an hour. A historical note: The Prussians’ beloved queen, Königin Luise, greatly appreciated the beauty of the level landscape of many waters in and around Ketzin. Just a short trip away, in Paretz, the royal couple had a summer residence which was built around 1800, a modest building, yet one exhibiting wonderful taste and a real sense of joy, and well worth a visit.
