How we achieved the perfectly targeted sale of this designer flat on the Spree

For Livia L and Johannes B, it’s time to leave the hustle and bustle of the metropolis behind. They want to swap their luxury designer flat in Berlin’s Mitte for a property on the outskirts of the capital.
In May, we meet the young international couple at their urban apartment in the old soap factory right on the banks of the Spree. The entire building had previously been completely renovated, and we are impressed by the loving attention to detail and the extraordinary sense of style expressed inside the flat itself. We find that there is instant rapport and trust between the owners and ourselves as estate agents, as well as a passion for detail and delight at high-quality design – both parties have struck lucky.

The couple would like to find a buyer who truly appreciates the value of this property and its interior. Very carefully, we define the target groups and focus on precisely the kind of preparation which is needed in order to identify the right buyer as quickly as possible, and with the minimum number of viewings.
We immediately get on with coordinating the next steps: professional floor plans are drawn up, and a description of the property which perfectly captures the special features of this loft-like flat is written. The confidence of the owner in design-related matters helps us to present the apartment in the best possible light, truly allowing its unmistakable quality to be expressed. The high quality and stylish interior are clear for all to see in the results of the photoshoot, and just three weeks after first assessing the property, the sales brochure is ready.

In mid-June, we send the brochure to a select group of potential buyers drawn from our database, whilst simultaneously advertising the property on the various online real estate portals. We immediately end up with 30 enquiries. We then carry out the viewings with four different potential buyers, one of whom recognises the charm of this historic location in this trendy part of Berlin, as well as appreciating the outstanding quality of the apartment and its interior design. Following a viewing appointment at the beginning of July, just eight weeks after our first meeting with the owners, the buyer makes a binding reservation on the flat.
